Insane price gap between the cheapest and most expensive streets in Hungary
Have you ever wondered how much real estate prices can differ depending on the area? In Hungary, real estate in certain streets can be 100 times cheaper than in others.
In our former article, we wrote that estate prices in Hungary can vary based on the region. Budapest is notoriously expensive with an average of EUR 2,765 per square meter. Salgótarján, Nagykanizsa, and Dunaújváros are less expensive. In Ormánság, there are many protected real estate, and owners can apply for funds to restore the houses. Wine regions are also nice places to buy real estate. The buyer’s most preferred regions are Tokaj, Kunság, and the Pécs area.
Ingatlan.com calculated the prices and the differences between the cheapest and the most expensive streets. Districts I, II, V, and XII of Budapest are the pricier ones. The costs of the cheapest real estate are like peanuts compared to them.
In District II of Budapest at Vérhalom square the most expensive real estate in 2020 cost 2 million forints per square meter. Vörösmarty square in District V was close second with 1.4 million forints per square meter. Dorottya street in the same district was quite pricey as well. Here, one square meter can cost as much as 1.38 million forints for the buyer.

Other expensive streets include Úri street, Szeréna street, Szalay street, Tóth Lőrinc street, Gyöngyvirág street, and Mártonhegyi street. These are located in various different disctricts. Real estate in the cheapest streets of the Hungarian capital cost less then 300,000 forints. Külső Vörösmarty street in District XXIII, Honvéd street in District XX, and Kopornai street in District X were the least pricey ones on the list.
Real estate at Szent István square cost 2,975 million forints per square meter. At Szentháromság square in Buda Castle, one square meter cost 2.8 million forints. One square meter at Királylaki lejtő cost 2,75 million forints.
In the countryside, Fürdő street in Fonyód, and the regions close to Lake Balaton are the most expensive places to buy real estate. In Borsod county, Árpád street in Rudabánya is cheap. Borota in Bács-Kiskun county is also rather inexpensive. Real estate in these two areas are extremely cheap.
One square meter cost 21,000 forints in the cheapest streets.
In some of the inexpensive streets, you can find real estate for 10,000 forints per square meter. These places include Keverme and Kötegyán in Békés county, Szeremle in Bács-Kiskun county, Fábiánsebestény in Csongrád-Csanád county, Péterhida in Somogy county, and Etyek in Hajdú-Bihar county.
